Gilbert Street is a lovely residential pocket in the Adelaide CBD, home to the popular Gilbert Street Hotel for delicious pub fare, and a short stroll to the Adelaide Central Markets and Chinatown. Downtown is easily walkable or connected via the free city tram. This spacious apartment has city skyline views on the third (top) floor of a small private block, with secure downstairs carpark. Accessibility is via 3 flights of stairs, secure fob entry.

Very spacious living area with a kitchen overlooking a dining and lounge area, leading out to a balcony. Modern kitchen including dishwasher and microwave and a selection of cookware and crockery. Italian dining suite and Natuzzi lounge to enjoy a 60” television with chromecast to stream from your device over wifi. Bedroom boasts a brand new queen bed/mattress and huge walk-in robe. Modern bathroom with shower and concealed laundry.

 

ADDITIONAL INFORMATION

  • I have made Gilbert Street a home which I am looking to offer to tenants who will enjoy the comfort and look after my place as their own.

  • It is a small group of owners in this block who all enjoy our peaceful retreat from the city, so please be considerate of neighbours. The building has a no smoking and no pets policy.

  • A small storage room is kept locked with personal items, and the apartment is equipped with everything you should need, as pictured.

  • I have left utilities connected in my name so there is ease of access for wifi, electricity etc, rather than a future tenant needing to connect. The only bill that really fluctuates is electricity depending on usage.

  • Entry is via a fob for the front door, a key for my apartment, and a remote for the carpark. Please keep the keys secure as replacement of lost fobs/remotes requires reprogramming and so is expensive and charged to the resident.

  • Rubbish is collected from a secure bin area in the carpark, accessed with the apartment key, with rubbish (red) every Tuesday, recycling (yellow) every second Tuesday, and green waste (green) every second Monday.

  • The fire alarm system is tested monthly which you may hear and is clearly announced as a test. If you accidentally set off the fire alarm (eg cooking) then it is vital that you use the CANCEL button which is behind the living room curtain. Hold the button down firmly for 20 seconds or until the alarm stops. If a fire engine is called to the building by the alarm, the call out fee is expensive and charged to the relevant resident. Tenants are liable for this cost, so, press the button!

  • Because no manual is complete without odd requests: please no stilettos on the soft Tasmanian oak floors.
